The hands-off way to be a landlord

You own the property and receive the rent. We do everything in between, for 12% of the monthly rent, with every other charge published on our fees page.

What is included

Six jobs, all covered by one fee

Marketing and viewings

Appraisal, listings on the major portals, accompanied viewings and honest feedback after each one. Optional professional photos and floor plan for £150 if the property warrants it.

Referencing done properly

Credit checks, employment and landlord references on every adult applicant at £28 per tenant, plus right to rent checks. The single best defence against a bad tenancy.

Rent and money

Rent collected by standing order, chased fast if late, and paid over with a monthly statement that shows every penny in and out. Arrears are acted on in days, not months.

Quarterly inspections

We visit every quarter, photograph the condition, flag small issues before they become expensive ones, and send you the report. Included in the 12%, not an extra.

Repairs and maintenance

Tenants report problems to us around the clock. We diagnose, get a price from a vetted local contractor, agree it with you, and check the work was done before the invoice hits your statement.

The compliance calendar

Gas safety, electrical reports, EPC, legionella, fire risk, deposit rules, licensing and the Renters' Rights Act changes: dated, tracked and renewed before deadlines, with certificates kept on file.

Inspection visit with a photo report to your inbox: condition, upkeep, anything worth fixing early, and how the tenants are treating the place.

Rent reviewed against the local market, certificates renewed on schedule, and a straight conversation about whether the property is performing.

We collect the file

We deal with your current agent directly: deposit registration, certificates, keys, inventory and tenant contact details. You do not need an awkward phone call.

We introduce ourselves to the tenant, explain how repairs and rent work from now on, and the tenancy carries on without a hiccup.

Can you take over a property mid-tenancy?+
Yes, and it is common. We contact your current agent or take handover from you directly, collect the deposit details, certificates and keys, and introduce ourselves to the tenant. Most switches complete within a few weeks with no disruption to the tenant.
Do I still make the decisions?+
Yes. We only spend your money without asking in a genuine emergency, like a major leak. Everything else is agreed with you first, and you set the approval threshold.
What does the 12% not cover?+
Third-party costs: contractor invoices for repairs, the £30 arrangement fee plus contractor invoice for annual safety inspections, inventories from £120, and optional professional photos and a floor plan at £150. All of it is on our fees page, none of it is marked up in secret.
How do I know what is happening with my property?+
You get a statement every month, an inspection report every quarter with photos, and a call or email whenever something actually needs your attention. No news means rent in, property fine.
