Zoopla’s July 2026 House Price Index is out, and the headline for Winchester is a quiet one. Prices are up just 0.1% over the past year, adding around £300 to the value of a typical home. The UK as a whole did better, up 0.9% over the same period. The average Winchester home now stands at £482,600, comfortably above the UK average of £272,800, and prices actually slipped a little over the past month.
Don’t read too much into one year
A single year is a narrow window to judge a market by. Zoopla’s five-year figures show Winchester property values up 9% since 2021, which is a steadier read on where prices have actually gone. For anyone holding a property as a long-term rental rather than trying to time a sale, that five-year trend tells you more than one flat year does.
Terraced houses are doing the heavy lifting
Not every property type has moved the same way. Terraced houses have been the strongest performer, up 1% over the past year and 11% over five years, with the average terraced home in Winchester now worth £416,000. Flats and maisonettes are the weak spot, down 1.3% over the past year. The type of property makes a real difference at the moment, as much as the postcode does.
What this means if you’re renting a property out here
A flat year for prices isn’t the same as a falling market. Winchester sits well above the national average because demand here has stayed strong, the schools, the hospital, the university and the trains into London all keep people wanting to live in the area (see our Winchester area guide for more on that), and that’s the same demand that keeps a rental property let. Capital growth has gone quiet for now, five-year performance has held up, and terraced houses in particular have kept climbing.
